Kettering East

The site of the Kettering East Sustainable Urban Extension covers 328.5 hectares to the east of Kettering and Barton Seagrave and is bounded by existing development on its western boundary, the A14 trunk road to the south and open countryside to its north and east. It is owned by a collection of land owners but its development is being planned and promoted by Alledge Brook LLP.

Outline planning approval was granted on 15 December 2009 subject to a Section 106 agreement. The scheme will deliver up to 5,500 new homes, of which 20% will be affordable.

The application includes:

  • a secondary school
  • four primary schools
  • retail, employment, health, hotel, leisure and community facilities
  • formal and informal open space
  • A report conducted by AECOM for NNDC concludes that 2,305 new homes could be delivered by 2021, subject to the funding of necessary  infrastructure improvements, with 800 of these delivered by 2016.

    Kettering East has the potential to deliver 1,844 general jobs and 588 permanent construction positions, together with £345m of private leverage and £13m of tax receipts.

    The Section 106 agreement on this development will ensure £160m of local contributions, including:
  • £22m contribution to development of Kettering Town Centre
  • employment sites for 3,000 jobs
  • £18m contribution to highways bypass for beighbouring villages
  • contribution to startegic upgrade of North Northants sewerage system
  • a new secondary school
  • between 1,100 and 1,650 affordable housing units
  • 30% renewable enrgy for the development

Fact File

The Kettering East development is a long term project being planned and promoted by Alledge Brook LLP, a joint venture between Bee Bee Developments and Buccleuch Properties.

Further applications to deal with infrastructure (such as roads, drainage and open space), residential and employment areas, the District and Local Centres, will be submitted to the Council over the coming years.

The scheme offers the potential to create more than 3,600 jobs through the development of 50,000 sq m of office and research and development space as well as retail and community facilities.
