Mawsley, Kettering

Winner of the Daily Telegraph Your New Homes Award 'Best New Build Village' title, Mawsley Village is more than just a housing development, it is a community in the making.

The village is the result of imaginative co-operation by developers and Kettering Borough Council to create a self-contained and family-friendly community in a rural setting. Six miles from Kettering, the village is just 15 minutes from Northampton by road and 30 minutes from Leicester.

From the outset, Mawsley has been designed to look like a village rather than simply a housing estate set in the countryside. This new settlement of almost 900 homes has been created on agricultural land to form an important part of the area’s growth plans.

Visitors and new buyers are impressed by the way in just eight years the village has evolved to include a range of amenities, including a school, shops, a community centre, dental practice, sports facilities and playing fields. New facilities are supported by a highly active community that has established several clubs and interest groups and its own website (www.mawsleyvillage.co.uk).

The development also aims to be 'tenure blind' and according to an independent assessment by the Housing Corporation, the standard of social affordable homes is of such high quality that it is difficult to distinguish these from those properties sold to private buyers.
